Utilizing 485-x and NYC’s new Universal Affordability Preference (UAP) to create a new mixed-use, mixed-income housing, resilient, Passive House development that stimulates urban vitality while providing much-needed neighborhood amenities including public open space and community facility.
LKC, with our development partner Promont, was shortlisted by NYC EDC for a major, mixed-use development opportunity on Coney Island, Brooklyn, less than a block off of Riegelmann Boardwalk. The project dealt with the complex issue of sea level rise and storm surges to create a resilient ground floor that still stimulates street life. In addition to providing significant ground floor retail, community facility space, and public open space, the design accommodates 542 homes and over 400 public parking stalls to be utilized by the City of New York to accommodate event parking for Maimonides Ballpark and Coney Island Amphitheater.
